Quick answer

Tint Station installs commercial window tinting on site at offices, storefronts, medical suites and warehouses across Broward and Palm Beach counties from its Deerfield Beach shop at 236 SW 12th Ave. Ramsey measures the glass, holds samples to your windows, and installs solar, decorative or safety film after hours or floor by floor, so the business never closes, with a lifetime manufacturer-backed warranty.

Why does commercial window tinting matter for offices, storefronts, medical suites and warehouses?

Commercial window tinting is a film applied to the inside of a building’s existing glass to reject solar heat, block up to 99 percent of UV, cut glare and, with the right film, add privacy or holding strength. In South Florida the sun hits commercial glass from sunrise to close, and most of that glass is clear, single-pane or lightly tinted at best. Film is the fastest way to fix what the glass was never built to handle.

Offices feel it as the west-facing conference room nobody books after 2 PM and the desks by the window where screens wash out. Storefronts feel it as merchandise that fades in the display and a door glass that shows every fingerprint and bag. Medical suites need patient privacy at the waiting-room glass without blacking out the room. Warehouses and showrooms fight heat through acres of glazing that the HVAC was never sized for.

We match the film to the glass and the job. A ground-floor storefront on Atlantic Avenue in Delray Beach gets a different film than a tenth-floor office in Fort Lauderdale, and a pediatric practice in Boca Raton gets a different film than a bay-door showroom in Pompano Beach. Every estimate starts with a site visit, a light meter and samples held up against your own glass.

Tint Station has installed commercial window tinting across Broward and Palm Beach for more than twenty years. The shop is owner-run by Ramsey, who does the survey and the install himself rather than sending a sales rep first and a crew later. Property managers like that because the person who promised the result is the person on the ladder.

Which commercial window film types do we install?

Solar ceramic film is the default for most commercial glass because it rejects the majority of infrared heat while staying nearly clear, which keeps the view and the natural light. Dual-reflective film adds daytime privacy on a storefront. Spectrally selective film is for high-end offices that want maximum light and minimum heat. Frosted, anti-graffiti and safety films solve specific problems. The table shows where each one belongs.

Commercial window film types
Film typeWhat it doesAppearanceTypical use
Solar ceramicRejects the majority of infrared heat and up to 99 percent of UV with no metal, so it works with cell and wireless signalsLight neutral to medium shade, low reflectivityOffices, medical suites, showrooms, any glass where the view matters
Dual-reflectiveReflective outer layer, low-reflective inner layer; strong heat rejection with daytime privacy and a clear view outMirror-like outside in daylight, subtle insideStorefronts, ground-floor offices, street-facing glass
Spectrally selectiveLets visible light through while screening infrared and UVNearly clear; the glass looks untouchedExecutive offices, lobbies, historic facades, HOA-sensitive buildings
Frosted and decorativeObscures the view while passing light; patterns, bands and logos are cut to orderEtched-glass look, gradients, custom graphicsConference rooms, medical exam rooms, partitions, branding
Anti-graffitiSacrificial clear layer that takes scratches, etching and paint, then peels off and is replacedInvisibleStorefront doors, transit-facing glass, restrooms, elevators
Safety and security (8 to 14 mil)Thick polyester holds broken glass together in a sheet and slows forced entryClear, or combined with a solar tintStorefronts, pharmacies, jewelry, schools, hurricane-season prep

Films can be combined. A storefront often gets a dual-reflective solar film on the display glass and a clear 8 mil safety film on the entry door. A medical suite gets ceramic film on the exterior wall and frosted bands on the interior exam-room glass. The International Window Film Association publishes guidance on performance measures and film standards if you want to read the specification sheets we work from.

Thickness matters for safety film, and we say so plainly. A 4 mil solar film adds some holding power but is not a security product. The 8 mil and 14 mil safety films are, and they are anchored to the frame with a structural attachment system when the opening calls for it. We will tell you which one your glass actually needs.

How much energy and glare does commercial window tinting save?

Commercial window tinting lowers the cooling load on a building by stopping solar heat at the glass before it reaches the room, so the HVAC runs less to hold the same temperature. The U.S. Department of Energy lists window films among energy-efficient window attachments that reduce heat gain on existing windows without replacing them. How much you save depends on how much glass faces the sun, the film you choose and how the building is cooled.

We do not promise a percentage up front, because an honest number needs your glass, your orientation and your utility bills. What we can tell you from twenty years of South Florida installs is where the savings come from: west- and south-facing glass in the afternoon, large single-pane storefronts, and rooms the thermostat cannot keep up with. Those are the panes we measure first.

Glare is the daily complaint. Film cuts the brightness that washes out monitors, forces blinds shut and makes a waiting room squint. With the blinds open again, you get the daylight back and the view with it. UV is the silent one: film blocks up to 99 percent of it, which protects merchandise, flooring, artwork and the people who sit by the glass all day. The Skin Cancer Foundation recommends window film as a sunscreen for buildings and cars.

What we measure on site

Glass type and thickness, orientation, existing tint, interior and exterior reflectivity, frame condition and how the space is used at the hottest hour. That is what decides the film, not a brochure.

Tenants and property managers who want a fuller picture can book our energy-saving consulting visit, where we walk the building and rank the glass by exposure. For a single storefront, the free estimate covers it.

Does safety and security film help in hurricane season?

Safety and security film helps in hurricane season by holding broken glass together, and it is not a substitute for shutters or impact-rated glass. That is the honest answer, and we give it on every site visit. Film does not meet the Florida Building Code requirement for opening protection in the high-velocity hurricane zone; shutters, panels or impact glass do. What film changes is what happens when glass does break.

Standard glass that fails in a storm, a break-in or an accident leaves the opening wide and the floor covered in shards. Glass with an 8 to 14 mil safety film tends to stay in the frame as a cracked sheet, which keeps wind, water and debris out longer and keeps shards off the people inside. The same film slows a smash-and-grab at a storefront, because the burglar has to work through a sheet instead of one swing.

Clear 8 mil safety film: invisible on the glass, anchored to the frame when the opening calls for it.

For storm prep, the Federal Emergency Management Agency publishes general guidance on protecting openings and planning for high winds. Use it with your insurer and your building code requirements. Where safety film fits is the second layer: behind shutters on a storefront, on interior partitions and lobby glass that shutters never cover, and in pharmacies, jewelry stores and schools where the daily risk is forced entry, not just wind.

Film can be combined with a solar tint in one product, so a storefront gets heat rejection, privacy and holding strength from a single layer. Where the glass is already impact-rated, we skip the safety film and recommend a solar film alone. You will never be sold a product the glass does not need.

How do we install commercial window tinting without closing your business?

Commercial window tinting is installed on site, around your hours, and it does not require closing the business. Ramsey schedules most commercial work for after hours, early mornings, weekends or floor by floor during the day so the staff and customers keep working. Here is how a typical commercial job runs.

  1. Free on-site estimate. We measure every pane, meter the existing glass, hold samples up to your own windows in daylight and write a per-elevation quote. No pressure and no deposit to look.
  2. Film selection. We recommend one or two films per elevation based on exposure, privacy needs and any HOA, landlord or lease rule on exterior appearance.
  3. Scheduling. We book the install for after hours, a weekend or in floor-by-floor sections during the day. A single storefront is usually a few hours; an office floor is typically a day.
  4. Prep. Blinds come down or are tied up, sills and desks near the glass are covered, and every pane is cleaned and scraped so nothing is trapped under the film.
  5. Installation. Film is cut to each pane, applied wet, squeegeed and edge-sealed. Safety films are anchored to the frame where the spec calls for it.
  6. Walkthrough and cure. We walk the floor with you, note any haze that will clear during the cure period and leave care instructions with the office manager.

Film cures over a few weeks on building glass, longer than on a car, because the panes are larger and the air inside is conditioned. You may see some haze or small water pockets in the first weeks. They clear on their own. We ask that nobody clean the glass for thirty days and that cleaners use a soft cloth and an ammonia-free product after that.

Multi-tenant buildings, medical offices and schools get a written schedule in advance, so property management can notify tenants and security can plan access. We bring our own ladders and lifts for lobby and atrium glass, and we leave the floor the way we found it.

What does the commercial film warranty cover?

Every commercial film we install carries a lifetime manufacturer-backed warranty against bubbling, peeling, cracking, delamination and color change, with the commercial coverage terms set by the film manufacturer for the specific product. We go over those terms with you before you sign. Our own workmanship is backed by a shop that has been at the same Deerfield Beach address for 20+ years.

What the warranty does not cover is damage from outside the film: a chair pushed through a pane, a razor scraper used by a cleaning crew or glass that breaks for reasons unrelated to the film. We put the care instructions in writing and hand them to whoever manages the cleaning contract, because an ammonia cleaner is the most common way a good film is ruined.

  • Clean the glass with a soft cloth or squeegee and an ammonia-free cleaner.
  • No razor blades, abrasive pads or scouring powders on the film side of the glass.
  • Wait thirty days after installation before the first cleaning.
  • Call us first if a pane is replaced or damaged so the warranty record stays accurate.
  • Anti-graffiti film is meant to be replaced when it is damaged; that is the point of it.

Replacement is simple if it is ever needed. We keep the film specification for your building on file, so a pane broken years later gets matched to the rest of the elevation. For anti-graffiti film, we schedule a quick swap of the damaged sheet and the glass underneath is untouched.

What other commercial services pair with window tinting?

Most commercial clients call about the glass first and then ask what else the shop does for buildings. These are the services we most often install alongside film, each with its own page.

  • Commercial window tinting: the service overview, with the film lines we carry for offices, storefronts, medical and industrial glass.
  • Energy-saving consulting: a walk of the building that ranks every elevation by exposure and tells you which glass to film first.
  • Security systems: cameras, access control and alarms, often installed in the same visit as safety film on the entry glass.
  • PA systems: paging and background audio for offices, retail floors and warehouses, from the same shop that runs Detroit Sound Station.

Everything on that list is installed by the same small crew that does the film, so you are not coordinating three vendors and three schedules. One site visit covers the glass, the entry door, the camera positions and the speaker runs, and one written quote covers all of it, broken out by item so you can phase the work if you prefer.

A storefront in Pompano Beach that books dual-reflective film and a camera system gets both done on the same night. A medical office in Boca Raton that wants frosted exam-room glass and a paging system gets one schedule and one invoice. Tell us what the building needs and we plan the visit around it.

Frequently asked questions

Do we have to close the business while the film is installed?

No. Commercial window tinting is installed on site around your hours. Most jobs run after hours, early mornings or weekends, and larger buildings are done floor by floor during the day so staff keep working. A single storefront usually takes a few hours and an office floor typically takes a day. You get a written schedule in advance so tenants and security can plan.

Will commercial window film make the office dark?

Not with the right film. Solar ceramic and spectrally selective films reject most infrared heat while staying nearly clear, so the room keeps its daylight and the view. Only dual-reflective and darker solar films change the look noticeably, and we show you samples on your own glass before you choose. Many clients open the blinds for the first time in years after film goes on.

Does window film interfere with Wi-Fi, cell signal or card readers?

Ceramic and spectrally selective films contain no metal and do not affect Wi-Fi, cell signal, point-of-sale terminals or key-card readers. Dual-reflective films use a thin metal layer and are applied to exterior glass only, where they rarely matter to signals inside. If your building depends on a specific wireless system, tell us at the estimate and we choose a non-metal film.

Is security film a replacement for hurricane shutters?

No. Safety and security film holds broken glass together and slows forced entry, and it does not meet the Florida Building Code opening-protection requirement that shutters, panels or impact-rated glass satisfy. We recommend it as a second layer behind shutters, on interior and lobby glass that shutters never cover, and for storefronts where the daily risk is a break-in.

How long does commercial window film last?

Quality commercial film lasts for many years on interior-applied glass and carries a lifetime manufacturer-backed warranty against bubbling, peeling, cracking, delamination and color change under the manufacturer’s commercial terms. The film outlasts most tenant improvements. Anti-graffiti film is the exception: it is a sacrificial layer designed to be peeled and replaced when it is scratched or painted.

Can you tint glass in a leased space or a building with an HOA?

Yes, with the landlord’s or association’s approval on exterior appearance. Most leases and condo rules focus on how the glass looks from outside, especially reflectivity, so we carry specification sheets and samples you can submit. Spectrally selective and light ceramic films are nearly invisible and clear most reviews. Interior frosted and decorative films usually need no approval at all.

How much can commercial window tinting lower my cooling bill?

It depends on how much glass faces the sun, the film you choose and how the building is cooled, so we do not promise a percentage up front. Film stops solar heat at the glass, which lowers the cooling load, and the U.S. Department of Energy lists window film among energy-efficient window attachments. At the estimate we identify the panes with the biggest gain, usually west- and south-facing glass.

Do you handle multi-site businesses and property management portfolios?

Yes. Multi-site businesses across Broward and Palm Beach get one point of contact, one film specification for every branch and a schedule that works through the locations in order. Property managers get per-building records, so a pane replaced years later is matched to the rest of the elevation. Call (754) 227-5156 to set up a portfolio walkthrough.
